Staysouth offers assistance to guests between 09.00 am and 06.00 pm 7 days.

Blinds

In the bedroom, the Duette blinds are day/night. They have standard cord locks:

  • To darken the room, the blinds must be lowered;
  • To raise and lower the blinds – use the left-hand cord;
  • To darken use the right-hand cord – pulling gently.

Please be gentle when using them and make sure children don’t play with them. For child safety secure the cords around the cord cleats when not in use.

Check Out

Check-out time is 10.00 am. On occasion, late check-out may be available. This must be organised well in advance of your departure with additional fees payable and is subject to availability. Please contact Staysouth for further information. 

Cooking Hob

If cooking and creating a lot of smoke, please open all doors and windows immediately to prevent the alarm from going off. If the alarm does go off the Fire Brigade will be dispatched as a suspected fire and the call-out fee/emergency fee up to the value of NZ$1500 fine will be charged to you.

In this situation, please call 111 and advise the street address is ‘22 Hallenstein Street, Apartment M2’ and let them know it is not an emergency. The fire officer will come to your apartment to check if the situation is safe.

Hob

For each knob, the corresponding burner is indicated. The device is fitted with an electronic ignition. Simply press and simultaneously turn the knob counter-clockwise on the low point flame symbol, until the burner is ignited. The burner might go off when the knob is released. In this case, repeat the previous operations 

If one of the elements is not working, the most common cause of this is that the cast iron plate is sitting incorrectly. Ensure the plate is correctly in position and reignite. If the problem persists or there doesn't appear to be any gas running through the system, please reach out to Staysouth for assistance. 

 

 

Damage

The property is furnished with top-quality chattels, therefore any damage to the property or chattels caused by guests will be charged to your account.

Should you find anything damaged or not working during your stay, please advise us immediately. 

Dryer

Simply add the dryer-appropriate clothes to the machine and select your cycle. The filter for the dryer should be clear before starting your cycle. 

Never leave items in the dryer while the apartment is unattended. 

Electric Blankets

Use an electric blanket only to warm the bed. Switch it off before you get in, so as to avoid overheating. Overheating can be life-threatening, especially for the very young, ill, or elderly.

Putting clothes or other things on the bed while an electric blanket is switched on could cause the blanket to overheat and may start a fire.

Never leave an electric blanket unattended for long periods of time when it is switched on.

Emergencies

Fire Brigade, Police or Ambulance dial 111 from any phone in New Zealand.

Entry to Your Apartment

The lockbox to your apartment is located to the left of the front door. Enter your 4

digit pin code to unlock the lockbox to retrieve the key to open the front door. The 4

digit code is emailed and SMS to you on the day of check in.

Please note: If the key is lost a replacement/call out fee will apply.

Should you lose your code and you are unable to gain access to your

apartment, please contact Reservations, charges may apply if after hours.

Fire / Fire Extinguisher

You will find a fire extinguisher under the kitchen sink, along with instructions on how

to use it. Smoke alarms are installed in various positions throughout the apartment.

If a smoke alarm is beeping this is the flat battery warning. A spare battery can be

found in the kitchen. If problem persists, call Staysouth on +64 3 442 4420 extn: 1.

As the fire alarms are connected to the mains system, and if triggered the local Fire

Brigade will be alerted and come to the property. If this is a false alarm due to “burnt

toast” you will be charged. We recommend if you accidentally burn something to open

all the doors and windows to alleviate this from happening.

In the event of a fire

Evacuate the building using the nearest exit. Make your way to the meeting point,

which is located at the drive way entrance on Hallenstein Street. Ensure that all of

your party is accounted for. The Fire Brigade will be automatically contacted and on

their way.

Please stay at the meeting point until the Fire Brigade have arrived with further instructions.

Please note: Dial 111 if there is a fire outside the apartment, as this will not set off

the smoke detectors.

Give them the following address: ‘22 Hallenstein Street’, Queenstown, and your

apartment number.

First Aid

A basic first aid kit can be found in the kitchen. The local Medical Centre is located on

9 Isle Street Queenstown, the telephone number is +64 3 441 0500.

EMERGENCY DIAL 111 from any phone in New Zealand for Fire/ Police/ Ambulance.

Garage / Parking

There is one allocated park for M2. Drive down the driveway into the complex and

ahead of you is your park labelled M2. Do not park in any other allocated parking

spaces. For any additional vehicles please park on Hallenstein Street.

Gas Fireplace

Turning the gas fire on

When the gas fire is in standby mode, pressing the Standby/On button will start the

ignition sequence and the LED will glow red to indicate that the gas fire is operating,

it takes a few seconds

Turning the gas fire to standby

Press the Standby/On button. This will turn off the unit and the LED will glow green

to indicate the appliance is in standby mode.

Adjusting the temperature

Pressing the up and down buttons will change the preset temperature by increments

of 1’C – the temperature will be displayed on the remote.

The temperature can be preset to:

  • L (Low) continuous combustion on low;
  • 16–26 ‘C;
  • H (High) continuous on high.

Using Remote Control:

  • FLAME: Sets the flame picture;
  • EXTRA LOW: Energy saving room temperature control;
  • LOCK: Locks out control to prevent tampering.

Please DO NOT leave the fire on whilst sleeping or when you leave the apartment,

and always have a window open for safety and ventilation.

Please note: If the remote does not have any lights on the LCD the batteries maybe

flat. Extra batteries are found in the kitchen.

Ensure no items are placed on or near the gas fire.

Hot Water

If there is no hot water

Firstly, How many hot baths or showers have been had? And have you done a hot

load of washing? If this is the case you simply may have used all the HOT water in

the cylinder. It will take between 2-4 hours to refill and heat up.

Secondly, Do you have power to the property? If there is no power to the property

contact Staysouth as a fuse may have tripped.

Thirdly, Is there hot water in all areas? E.g. Is there hot water in the kitchen but not

bathrooms or vice versa. If so, there may be a broken exchange – contact Staysouth

as a plumber is necessary.

If none of the above situations apply, call Staysouth for assistance.

Internet Access

We offer FREE Unlimited Fiber in all apartments. Your WIFI username and password

can be found in your arrival letter, and on the menu stand in your apartment.

The internet usage at this property is to be used for legal purposes only. Should any

illegal downloads occur from this property, the guest in house at that time will be held

fully liable for their actions and any resultant fines that may be incurred.

Multi-Apartment Use

If you have booking a couple of apartments across the complex is it imperative that

all guests understand that the items in the apartment belong to that apartment and

that apartments owners, NOT the neighbouring apartment. If any items do go from

one apartment to another they must be returned to that “exact apartment” if a sort

and replacement exercise is required by our staff, this will be charged out at NZ$50

per hour with a minimum of 2 hours charged (deducted from your bond).

Noise

Please be respectful of other guests staying within the complex. Please report any

excessive noise, affecting your stay directly to the Queenstown Council Noise control

on +64 3 441 0499 24 hours.

Please be aware should Noise Control be activated or called due to excess noise from

your apartment, all associated costs will be passed on to you and your card charged.

Occupancy Limitations

The apartments have specific occupancy limits and rules of conduct, and these are

strictly enforced. The number of adults and children to occupy the apartment must

be stated at the time of booking and must not exceed the allowed number of guests.

Property lines, privacy, and the quiet enjoyment of neighbours are to be respected

at all times, with quiet hours observed between 9.00pm and 7.00am each night.

Increased occupancy, vehicle traffic, excessive noise, or illegal activity, will result in

a $1000 penalty fee, eviction, and the forfeiture of all prepaid rentals. This penalty

fee will be charged either by way of your security bond, or, to the credit card used

to pay for the accommodation.

Oven

If there is no power to the oven/stove, the power switch can be found in the left

corner of the kitchen wall. The hob is gas and the oven is electric. The power needs

to be on to run either or both of these.

Quick guide

(A) Bake - upper outer and lower elements;

(B) Fan bake - fan plus upper outer and lower elements;

(C) Fan forced - fan and rear element;

(D) Grill - upper inner element;

(E) Max grill - upper inner and outer elements;

(F) Fan grill - fan plus upper inner and outer elements;

(G) Pastry bake - fan plus lower element.

Please ensure: All switches on the stove are turned “off” when not in use.

Parties & Events

The use of the property for a function, a party, or any other like gathering is STRICTLY

PROHIBITED. Use of the property for purposes other than a residential dwelling

will result in eviction from the property, termination of the booking, forfeiture of all

prepaid rentals and a penalty of $5,000 (incl. GST), deducted from the credit card

provided upon booking or through legal proceedings.

Power Cut

If you experience a power cut during your stay due to work in the area or a storm. The

power is generally not off for long. A torch, matches and candles are located in the kitchen.

Rubbish & Recycling

There are additional rubbish bags under the kitchen sink. A pedestal bin is located in

the kitchen, to empty the rubbish and recycling there are large bins situated outside

in the driveway of the complex.

We encourage RECYCLING. In the interests of the environment, we ask you to dispose

of glass bottles, cardboard and recyclable plastics (1-7) separately in the bins situated

in the driveway of the complex.

To empty your rubbish/recycling

The Blue bins are for GLASS ONLY, and the Red bins for all rubbish/landfill, Yellow for

other mixed recycling (cardboard, paper, tin, etc).

Please note: All recycling has to be CLEAN - so ensure you rinse everything before

you dispose of it in the appropriate bins. If you are unsure do not recycle.

Sale of Apartment / Real Estate

From time to time there is an opportunity to purchase an apartment at one of

the Staysouth managed properties, please contact Management if you would like

further information.

Security Bond

Staysouth manage the apartments on behalf of individual owners, and do everything

possible to ensure their upkeep is maintained at the highest levels. Accidents do

happen, but the security bond protects the owner from costs associated with any

damage incurred or additional cleaning that needs to be completed during a stay.

The amount held against your credit card’s available limit will be released back onto

the card when an exit inspection has been completed to confirm that there are no

missing items and that there is no excessive cleaning required, sorting of chattels etc.

between properties (in cases of multi-apartment or villa rentals), excessive rubbish

to be removed or any damage to the property.

Servicing your Apartment

Staysouth properties are self-catered and self-contained, unless staying for 8 or more

nights servicing during your stay is not included in the overnight rate. Staysouth

is happy to provide additional servicing upon prior arrangement, additional costs

apply and depend on guests’ requirements - please enquire well in advance as staff

availability cannot be guaranteed.

Ski Drying Facilities

Just outside the front door is a lockable storage cupboard for your skis or snowboards.

The code for this was emailed to you in your arrival letter.

Smoking

Smoking inside is not permitted in the apartment.

Please abide by our NO SMOKING policy at all times. All Staysouth Properties are

strictly NO SMOKING.

If tobacco odour is noted on check out; Staysouth reserves the right to charge a

penalty fee plus any additional cleaning and fumigation costs. All costs and fees will

be charged to the credit card held on file.

 

Sports Equipment Storage

Please do not bring any sporting equipment (skis, snowboards, bikes or golf clubs)

into the apartment; they must be left on your car or in the storage locker in your

courtyard. Do not walk on the carpet with wet or muddy, cycling shoes or ski/

snowboard boots. They are not to be worn inside under any circumstances.

Summer Temperatures / Cooling

During the summer months in Queenstown, we can experience anything from mid to

high 20°C to the very exceptional day being over 30°C. It can then drop to as low as

5°C with snow on the mountain tops. Due to the nature of our climate the properties

are not equipped with air-conditioning units, as we spend most of the year warming the

apartments up - not cooling them down.

However, if you are experiencing warmer temperatures, we suggest you open windows

and allow wind-flow where possible. Keep in mind if you open the doors and windows

with all the lights on, this will attract insects.

Pull the blinds and curtains to keep the sun out. And turn off any under tiled bathroom

heating and heated towel rails and unnecessary lighting which all produce heat. There

are pedestal fans for air circulation – located in your apartment.

Television

Use the Television remote for on/off/volume.

Ensure the Sky Decoder is on (light is on). The Sky remote changes channels and

adjusts the volume.

How to use the DVD

  • To watch a DVD Use the Panasonic DVD remote, make sure the power is turned

on the Bauhn system;

  • Using the Television Remote Change the “Input” by;
  • Selecting “source” top right hand side of Television remote;
  • Select HDMI 1;
  • To go back to Sky Television Viewing;
  • Select “source” top right hand side of Television remote;
  • Select “component”;
  • Always leave Sky decoder ON (green light).

Television support

We ensure the lounge television is ON and set for your arrival.

Please do not remove the Television from the walls or mounts. If it is found you

have tampered with the television, the technician repair and call-out fee will be

charged to you.

Tradesmen and Service Technicians

If at any stage your apartment needs to be accessed by a serviceman or a tradesman;

Management reserves the right to allow access to your apartment. We will make every

effort to contact you in advance should this be required.

Please Note: Should a tradesman or technician be required to repair damage incurred

by a guest, all associated costs will be the responsibility of that guest.

Umbrellas

These are located in the living room. Please note that umbrellas (2) need to be

returned to your apartment after use otherwise a replacement cost will be incurred.

Use of Outdoor Areas

As 22/M2 is zoned residential, one of the regulations in the resource consent bylaw

stipulates the following:

  • The outdoor areas shall not be used between the hours of 10.00 pm to 7.00 am

with the exception of arriving or departing the premises;

  • Guests may not use the outdoor areas for congregating, talking/conversing or

socialising between 10.00 pm and 7.00 am.

Failure to adhere to the rules outlined above will result in a $150 fine.

Visitors

If you have visitors with their own vehicles please ensure they park either in your allocated parking space or on the roadside.

Washing Machine

Put the powder in the top tray, then turn ON, and select the desired programme, using the large

programming button. Press the start button to start the cycle. You can use the Start/

Press the pause button to pause the wash if necessary.

Winter Temperatures / Heating

The apartment has one Eco-panel heater in each of the bedrooms, under-tile heating

in the kitchen (which is operated by the switch panel on the wall). The gas fire in the

sitting room Instructions to operate (see gas fireplace). The bathroom has a heated

towel rail and under-tile heating and a wall mounted heaters.

During the winter months pull the bedroom blinds to keep the heat in and the

apartment warm.

Please ensure: No items are placed on or near any of the heaters and the gas fire is

turned off at bed time and when you leave the apartment, this is for safety reasons.
